Pool Planter Work and Partial Closure of the Pool Deck

Next week starting on Monday 9/18/2023 at 8am work on the planter located at the south end of the pool will begin.

The planter waterproofing has failed and needs to be replaced.

This area will be partially closed. However, the pool, spa and restrooms will remain open.

Monday, 9/18/2023, the trees, soil and irrigation will be removed from the planter. The soil will be piled on the deck adjacent to the planter.

Tuesday, 9/19/2023, the old waterproofing material will be removed from the planter and the planter prepped for a new waterproof barrier.

Wednesday, 9/20/2023, Install new waterproof barrier.

Thursday, 9/21/2023, Put soil back into planter and install irrigation

Friday, 9/22/2023, any additional work and clean up of the area. Reopen south area of the pool deck.

11th Street Exit Gate Update

The gate has shipped and the delivery of it will be following shortly, so the installation is still on track for September. We will keep you updated regarding any significant developments as communicated by Elleven’s Management team, which is overseeing this project.

Guest Parking

Our limited guest parking spaces can be a useful luxury if you have an occasional guest. However, guest parking should not be used as an extra parking space for your unit. If you find you are using the guest spaces frequently, it may be time to look into nearby lots to rent a parking space. Overuse of the guest spaces prevents other residents from using them.  Being part of a community is all about sharing.  So please adhere to the designated time frame written on your parking pass.

A-1 Dryer Vent Cleaning for Homeowners

As a homeowner, the Association’s governing documents require you to maintain your property. A-1 Duct Cleaning is offering a bulk discount to Luma homeowners for their dryer cleaning services. The more members that sign up, the greater the discount you will receive for this regular maintenance. RSVP for A Taste of South Park

The South Park Neighborhood Association invites you to ‘A Taste of South Park’ on Saturday, September 23, from 1-6 pm at the corner of Grand and 11th Street. Please check in with the front desk to obtain the code necessary to redeem a free VIP Wristband ticket valued at $40 on Eventbrite. A VIP wristband is required for FREE sampling. MyLA311 is an excellent resource for LA’s most popular service requests, including graffiti removal, pothole repair, homeless encampment reporting, electronic waste pickup, and more. You can report tent encampments to 311 if you believe there are unsanitary conditions at the encampment, and the City needs to clean up the area.

We would like to inform you that the LADWP has recently raised the energy rates. As a result, monthly energy costs may fluctuate. We kindly request your cooperation in being mindful of your energy consumption.

Homeowners Authorization for Receiving Electronic Documents

If you are a homeowner, (you do not rent) please consider signing up to receive disclosure documents via email, which will contribute to reducing Luma’s carbon footprint and expenses. These documents encompass the Annual Financial Review, the Annual Budget, statements, and other materials that are legally obligated to be provided to Association members, aka homeowners. If you’ve already established electronic access to your homeowner’s account, you can give your consent electronically by following the instructions provided in the attached guide. If you’d prefer staff to arrange this option for you, kindly complete the enclosed Authorization form and send it via email to tjones@actionlife.com or through USPS mail.

In accordance with the Bike Cage rules, unregistered and unclaimed bikes found in the bike cage are subject to removal and disposal by the Association. A properly registered bike must have a Luma sticker affixed to it and registered with the Association. If you need to register your bike, please contact Taylor at tjones@actionlife.com. Our objective is to ensure that all bikes in the cage are appropriately registered.

As a general reminder, please exercise caution when storing expensive items and refrain from storing any loose items in the bike cage.

SPBID Board of Directors Elections for 2024

The South Park Business Improvement District is opening the Board of Directors elections for 2024. It is the right of all property owners within the district to nominate either themselves or a designee to the SPBID Board of Directors. The nomination period will be open from August 18, 2023, to September 30, 2023. For more information and qualifications for board members click here. Alley Gate

Dear Luma Residents,

Please note that due to unforeseen circumstances, the 12th Street Alley gate has been placed offline until further notice. Note that the gate will remain in the open position and a gate guard will remain at the location.  

For an additional measure of entry control, the alley gate guard will begin a quick authentication process for those who enter. If you or your guest enters through the alley gate, they will be asked which building and which unit they are here to access and quickly checked via a list.

If you are a resident and would like to bypass this process, please use your fob to access the parking levels via 11th Street.

Even though we will have a guard posted, leaving the gate open is not optimal. Please take necessary precautions when it concerns your safety and be aware of your surroundings. Keep the doors of your home and vehicles locked. Call the front desk (213) 742-0387 if you see any suspicious activity in or around the building, or call the POLICE at 9-1-1 if you witness a crime or are experiencing an emergency. You can call the Police Anonymous Tip line anytime at (800) 222-8477 if you suspect a crime is being committed. You can also call the SPBID for assistance with security and janitorial services. You may submit a ticket by going to southpark.la or by calling (866) 560-9346 for requests if you feel unsafe, need to report graffiti, or for homeless issues. You can also call on them for assistance if you need an escort to a specific location in South Park.

Remember that residents should not rely on the Association to protect them from loss or harm. Residents should take every precaution to secure themselves and their personal belongings. It is important for residents to: properly secure personal items, keeps doors locked, do not open doors and/or garage entrances for unknown individuals, contact the front desk if an unauthorized individual knock on your door, and it is important to carry insurance against property loss/theft.
