Community Updates for 10/6/23

 Dear Luma Residents,

10/7 Filming at Luma

This Saturday, starting at 11:30 am, Backlash Films will be using the lobby, the exterior of Luma, and the freight elevator to film. The producer will have a crew of 20 or fewer, and five actors. Four of the five actors will leave as soon as the lobby scenes are completed. The producer will permit a truck, RV, and picture car along Hope Street in front of the building. The shoot is expected to last until 3:00 pm. Please plan your day accordingly. See flyer located in the mailroom for more information.

10/9 Awning Cleaning on the Terrace

On Monday, October 9th, our Personal Touch & Maintenance (PTC) team will be onsite to clean the 4th floor terrace awnings from 9:00am-5:30pm. During this time, the barbeques will not be available for use.

10/20 Tree Trimming Scheduled

On Friday, October 20th, Viking Tree Service will trim all the trees adjacent to Luma on 11th Street, Hope Street, and most of the silk floss trees on the terrace from 9 am to 5 pm. The process can be noisy, so please plan accordingly. The trees will look significantly different, so don’t be alarmed, as this is a necessary process to keep the trees healthy and thriving.

A-1 Dryer Vent Cleaning Dates for Homeowners

The next round of dryer vent cleaning is scheduled for next week on Tuesday, 10/10, Wednesday, 10/11, and Thursday, 10/12. If you have a preferred time, please contact Taylor or Will for the sign-up link. If you don’t have a specific time preference, please get in touch with Taylor or Will, and we will schedule a slot for you on any of those days that works for you. If you haven’t signed up yet but would like to, please reach out to Taylor at tjones@actionlife.com  or Will at wgrove@actionlife.com .

Deliveries, Guests, and Vendors

If a food delivery, guest, or vendor is sent to your unit without your permission or proper notification from the front desk, please inform Management and provide the day and time of the occurrence. You can send an email to Francis at flanglois@actionlife.com or Taylor at tjones@actionlife.com.

Ordering Large Packages?

There has been noticeable increase in large and heavy packages along with the incredible overflow of regular packages. When ordering furniture, appliances, or any other large and heavy item, please contact the front desk to coordinate special arrangements for getting the large package to your unit as soon as possible. Our storage space for such items is limited and consistently handling heavy packages is taxing on our front desk staff.

Text Messages from the Front Desk

In an effort to improve communication with residents, you can now send and receive text messages to the front desk for food delivery, guest, or vendor notifications. The texting number is (661) 228-3022. Since we have to manually add names to numbers, please state your name and unit number when you text the front desk. Please continue to use 213-742-0387 to call the front desk.

Elleven’s Reg. IV Testing, October 3rd

On Tuesday, October 3, 2022, from 7:30am – 5:00pm, Elleven will be performing the Los Angeles Fire Department’s mandatory Chief’s Regulation No. #4 – “Testing of Fire Protection Equipment”.  

Please be advised:
• Testing the roll down gates (fire gates) on all parking levels between Elleven and Luma. The gates descend rapidly and will not stop once they begin. Please take extreme caution when in the vicinity of these gates as you can suffer serious bodily injury and/or death, and your vehicle will sustain severe damage if the gates drop while under them. Please abide by the instructions of testing personnel, who may be at the gate areas during the testing period and posted signs as well. Exercise extreme caution in the garage during the testing period.  

• Please be aware, the alarms are very loud and will disturb infants and small children, and the sound annoys some animals. Please plan accordingly.  

• Please be aware, because the Los Angeles Fire Department’s “Chief’s Regulation No. #4 – Testing of Fire Protection Equipment – is mandated by law, no exceptions can be made to accommodate any special schedules, situations and/or circumstances.

Elleven Reg 4 Testing Next Week
Elleven will be conducting their annual REGULATION #4 TESTING on Tuesday October 3rd from 7:30am-5:00pm. Please be advised they will be testing the roll down (fire gates) on all parking levels between Elleven and Luma. Be aware of the alarms that are very loud that can disturb infants and animals. Please plan your day accordingly.

Potted Plants on Balconies
To prepare for the upcoming rainy season, please take special care of any potted plants on your balcony. Too much water will not only kill your plants, but it will also cause leaking onto the balconies below you. So, when it is scheduled to rain, please plan to take your plants inside or find a way to secure them ensuring your plants will not cause any leaking onto the balconies below you.

Guest Parking
If you use a guest parking space, please obtain a parking pass from the front desk. Refrain from overuse of any of the guest spaces as this prevents another resident from utilizing them. Being part of a community is all about sharing. So, please adhere to the designated time frame indicated on your parking pass.

Gate/Community Safety Reminder

Dear Residents,

Recently we have noticed a pattern of cars tailing others into the parking garage. While it may be innocent, and the person following may be a resident or guest of Luma or Elleven, there’s an equal likelihood that they could be a trespasser. We urge all residents and their guests entering the parking garage to take extra care to notice if someone follows you into the building. If this happens, please contact the front desk immediately, providing details about the vehicle and its direction, enabling us to send security to assess the situation.

One way to prevent cars from following you in is to stop just after you pull into the parking garage to ensure the gate closes behind you. If the individual is a resident or guest, they will have the means to open the gate, either with their clicker or by calling the front desk for access. Living in a community is all about looking out for one another. If you see or hear anything out of the ordinary in the parking garage or while you are in your home, feel free to inform the front desk. There’s no harm in being proactive for the safety of our community.

Recourses to call in case of suspicious activity:

  • Call the front desk (213) 742-0387 if you see any suspicious activity in or around the building.
  • Call the POLICE at 9-1-1 if you witness a crime or are experiencing an emergency. You can call the Police Anonymous Tip line anytime at (800) 222-8477 if you suspect a crime is being committed. 
  • SPBID can assist with security and janitorial services by calling (866) 560-9346 for requests if you feel unsafe, need to report graffiti, or for homeless issues. You can also call on them for assistance if you need an escort to a specific location in South Park.

Remember that residents should not rely on the Association to protect them from loss or harm. Residents should take every precaution to secure themselves and their personal belongings. It is important for residents to: properly secure personal items, keeps doors locked, do not open doors and/or garage entrances for unknown individuals, contact the front desk if an unauthorized individual knock on your door, and it is important to carry insurance against property loss/theft.
