Dear Luma Residents,

11th Street Exit Gate Update

The major parts for the gate now have a revised ship date of August 25th. Therefore, its arrival is expected early in the following week. We will keep you updated regarding any significant developments as they are communicated by Elleven’s Management team, which is overseeing this project.

A-1 Dryer Vent Cleaning for Homeowners

As a homeowner, the Association’s governing documents require you to maintain your property. A-1 Duct Cleaning is offering a bulk discount to Luma homeowners for their dryer cleaning services. The more members that sign up, the greater the discount you will receive for this regular maintenance. Please contact Taylor at tjones@actionlife.com to be added to the list.

Taste of South Park Volunteers

The success of The Taste of South Park on Saturday, September 23, lies with the volunteers who will ensure that our neighbors have a smooth, problem-free, and enjoyable experience. If you are interested in volunteering, please contact Debra Shrout at debrajshrout@gmail.com.

SPBID Board of Directors Elections for 2024

The South Park Business Improvement District is opening the Board of Directors elections for 2024. It is the right of all property owners within the district to nominate either themselves or a designee to the SPBID Board of Directors. The nomination period will be open from August 18, 2023, to September 30, 2023. For more information and qualifications for board members click here. My LA 311

My LA 311 is an excellent recourse for LA’s most popular service requests including graffiti removal, pothole repair, homeless encampment, electronic waste pickup, and more. You can report the tent encampments to 311 if you believe there are unsanitary conditions at the encampment and the City needs to clean up the area.

LADWP Energy Rate Increase

We would like to inform you that the LADWP has recently raised the energy rates. As a result, monthly energy costs may fluctuate. We kindly request your cooperation in being mindful of your energy consumption.

Bike Cage

In accordance with the Bike Cage rules, unregistered and unclaimed bikes found in the bike cage are subject to removal and disposal by the Association. A properly registered bike must have a Luma sticker affixed to it and registered with the Association. If you need to register your bike, please contact Taylor at tjones@actionlife.com. Our objective is to ensure that all bikes in the cage are appropriately registered.

As a general reminder, please exercise caution when storing expensive items and refrain from storing any loose items in the bike cage.

Floor Warden Search

The last day to respond is Thursday, August 24th

Dear Residents,

Your safety during an emergency is very important to your Homeowners Association, therefore the fire Safety Director, Francis Langlois, and the Management Staff will be conducting annual emergency evacuation training in preparation for emergencies that can have an impact on the occupants and staff of this building. This training is required by state and local codes. The training will include resident instruction, building staff training and an annual fire drill in accordance with the L.A.F.D. approved Building Fire/Evacuation Plan for Luma.

One aspect of Luma’s Plan requires a responsible person on each floor to be designated as a Floor Warden, and one person as an Alternate Floor Warden. The main duty of the Floor Warden and their Alternate is to ensure complete evacuation or relocation of all occupants/residents of their floor during emergencies. They will also be trained in high-rise emergency procedures, gaining vital knowledge on high-rise building life safety features, as well as how to operate fire alarm pull stations and the overall evacuation plan for this building.

History has shown that emergency planning, preparation and practice in conjunction with neighbors helping neighbors diminishes personal injury and property damage as a result of fire, earthquake and other emergencies.

The Luma Homeowners Association, Fire Safety Director Francis Langlois invites you to become an active participant in Luma’s fire safety program by volunteering to be a Floor Warden or Alternate Floor Warden. If you are interested, you will need to complete the “Floor Warden Program Registration Form” and return it to the management office within five (5) business days. Email flanglois@actionlife.com for a copy of the Floor Warden Program Registration Form to complete.

Notice of Candidates

To: Members of Luma Homeowners Association

The Annual Meeting & Election of Directors will be held at 5:00 PM on Wednesday, October 18, 2023 at 1020 S. Flower St., Los Angeles, CA 90015.

There are two (2) open positions in this election to serve a three-year term. Election packages including a ballot and full instructions for return will be mailed to the membership at least 30 days prior to the Annual Meeting and Election of Directors. Upon receipt of your election package, the ballots may be returned via mail in the included self-addressed envelopes to: The Inspectors of Election, P.O. Box 131778, Carlsbad, CA 92013 by 5:00 PM on Tuesday, October 17, 2023 or hand delivered to the Annual Meeting at the date and time listed above prior to the close of polls.

The nomination deadline for this year’s election was August 07, 2023 at 5:00 PM. As of the deadline, the candidates listed below placed their name in nomination for this election and will be included on the ballot unless they choose to rescind their nomination prior to the preparation and distribution of the election materials:

Towing Vehicles
If you come home to find an unauthorized car parked in your space, please notify the front desk so we can check if the car is registered at Luma. In the best-case scenario, the car may belong to a resident who parked there by mistake, which can be resolved with a simple phone call. However, if you are a resident or homeowner, you are encouraged to tow any unauthorized vehicles from your deeded parking space. The Association does not have the authority to tow from any deeded space. Here is the number for the tow company: (213) 747-2868.  

South Park Farmers’ Market 🍓

HVAC Maintenance
With the hot summer months upon us, HVAC maintenance becomes crucial to ensure the efficiency and longevity of your HVAC system. It is highly recommended to have your HVAC system inspected every 3 months and to regularly change the HVAC filter. Replacement filters can be purchased at the front desk, and homeowners can authorize the charge to their monthly HOA account. Below is the contact information for some of our preferred vendors.
