Parking Garage Courtesy Reminder
Protect Yourself with the Right Insurance Coverage
Owning a condominium means protecting not only your home and belongings but also yourself from unexpected liability. While the Association maintains a master insurance policy for the building, each homeowner is responsible for carrying their own condominium (HO-6) insurance policy, as required by the CC&Rs.
Homeowners should ensure their policy includes:
Coverage for personal property and any upgrades or improvements made to the unit.
Personal liability coverage.
Loss assessment coverage, which can help pay the Association’s water damage deductible if a leak or overflow originates from your unit.
Additional living expense coverage if your unit becomes temporarily uninhabitable.
Many water losses can also be prevented through routine maintenance. Inspect and replace washing machine and refrigerator supply hoses as needed, avoid flushing or washing items that can clog drains, inspect caulking around tubs and showers, and consider shutting off your water supply if you will be away for an extended period. Homeowners are responsible for damage originating from their units, making preventative maintenance especially important.
If you have questions about your personal insurance coverage, we encourage you to contact your insurance agent to ensure your policy provides adequate protection for your home and your financial interests.
Window Washing – Second Session Coming Soon!
The second session of window washing for Luma is scheduled to take place in mid-October!
Management will be posting reminders and sending emails to the specific stacks with additional details and scheduling information.

Building Safety Tip:
Security & Access Control Reminder
The safety and security of our community is a shared responsibility. Please review the following important reminders:
Building Access: Residents must use their assigned key fob to enter the building. Please do not allow unknown individuals to follow you into the garage or other secured areas. Report suspicious activity or unauthorized entry to the Front Desk immediately.
Guests & Visitors: All guests must be properly authorized and checked in through the Front Desk. Residents may also manage guest access through their SNAP account.
Vendors & Contractors: Vendors must be authorized by the resident and follow all building check-in procedures. They will not be permitted beyond the lobby without proper verification. Please note that vendor and guest parking are not available in the garage.
Package Room: Access is limited to authorized staff, security, and janitorial personnel. Residents may not enter the Package Room. If authorizing someone else to pick up a package, please email the Front Desk with the individual’s full name. ID verification will be required.
Suspicious Activity: If you see someone attempting to access secured doors, gates, elevators, stairwells, or other restricted areas, please notify the Front Desk or Security immediately. In the event of an emergency or active threat, please call 911 first.
