Community Updates for 8/7/2026

Dear Luma Residents,

Friendly Reminders:

Protect Yourself with the Right Insurance Coverage

Owning a condominium means protecting not only your home and belongings but also yourself from unexpected liability. While the Association maintains a master insurance policy for the building, each homeowner is responsible for carrying their own condominium (HO-6) insurance policy, as required by the CC&Rs.

Homeowners should ensure their policy includes:

Coverage for personal property and any upgrades or improvements made to the unit.

Personal liability coverage.

Loss assessment coverage, which can help pay the Association’s water damage deductible if a leak or overflow originates from your unit.

Additional living expense coverage if your unit becomes temporarily uninhabitable.

Many water losses can also be prevented through routine maintenance. Inspect and replace washing machine and refrigerator supply hoses as needed, avoid flushing or washing items that can clog drains, inspect caulking around tubs and showers, and consider shutting off your water supply if you will be away for an extended period. Homeowners are responsible for damage originating from their units, making preventative maintenance especially important.

If you have questions about your personal insurance coverage, we encourage you to contact your insurance agent to ensure your policy provides adequate protection for your home and your financial interests.

Package & Perishable Delivery Reminder

To help keep our package room organized and ensure space for incoming deliveries, please pick up your packages as soon as possible after receiving your delivery notification.

Due to limited storage space, we are unable to hold packages for extended periods. If you will be away, please email Management with temporary access instructions, and we can place your packages inside your unit.

If you receive a perishable delivery, we kindly ask that you retrieve it promptly. Refrigerator space is limited, and timely pickup helps ensure adequate storage for all residents.

Thank you for your cooperation in helping us keep the package room organized and efficient for everyone.

Building Safety Tip:

Spa Emergency Shutoff Reminder

Please Avoid the Emergency Shutoff Button Near the Terrace Level Spa

If you’re enjoying the spa on the Terrace Level, please take care not to press the red Emergency Shutoff button mounted on the wall beside the shower. This button is intended strictly for emergency use, such as a situation where the pumps need to be stopped immediately for safety reasons.

Pressing the button, even accidentally, will cut power to the spa pumps. This can:

  • Stop water circulation and jets immediately
  • In turn the heater shuts down
  • Require a manual reset before the spa can be used again
  • In some cases, cause the pumps to malfunction or need service

If the button is pressed by accident:
Simply pull the button back out (it should pop back out to its original position). This helps reset the system and may restore normal operation. If the spa doesn’t turn back on after resetting the button, please contact the front desk so we can take a look.

We know it can be easy to bump into or lean against without noticing, especially in a relaxed setting, so we appreciate everyone’s attention to this. Keeping the pumps running smoothly means fewer service interruptions and a better spa experience for all residents.

Thank you for your cooperation and for helping us keep the amenity in great working order.
