Friendly Reminders:

Summer Season Tips to Keep Cool

With summer here and temperatures climbing, now is a great time to make sure your air conditioning system is ready to keep you comfortable throughout the season.

Here are a few helpful reminders to ensure your HVAC system operate efficiently:

  • Schedule regular HVAC maintenance. Routine inspections and maintenance help ensure your system is operating properly and can reduce the likelihood of unexpected breakdowns during periods of extreme heat.
  • Replace your air filter regularly. We recommend changing your HVAC air filter every three months (or more frequently if needed) to maintain optimal airflow, improve indoor air quality, and maximize your system’s efficiency.
  • Don’t ignore warning signs. If you notice reduced airflow, unusual noises, or your system isn’t cooling as it should, call your service tech promptly before it becomes a larger problem.

HVAC Air Filters Available

For your convenience, Luma has replacement HVAC air filters available for purchase in a variety of sizes.

If you’re unsure which filter your unit requires or have any questions about your HVAC system, please contact the Front Desk. We will be happy to assist you or arrange for our Engineering Department to provide additional guidance.

Eleven’s Elevator Upgrade

Please be advised that Elleven began their major modernization project on its two elevators this week. The project is expected to continue through early 2027.

During this time, the Elleven side of the garage will contain construction equipment, materials, and staging areas related to the project. Residents are asked to use caution when traveling through the area and remain alert for workers, delivery vehicles, and forklifts moving materials throughout the garage.

Celebrate National IPA Day with Your Neighbors!

Join your neighbors from Luma and Elleven for a National IPA Day Social on the shared 4th Floor Terrace on Thursday, August 6th at 7:00 PM

Enjoy delicious tacos, Mexican corn salad, fresh watermelon, vegetarian options, and a selection of IPA beers, lagers, and water.

RSVP is required by August 1. If you RSVP and can no longer attend, please let us know so we can offer your spot to another resident.

DTLA Running

Every Tuesday at 7PM at The Bloc, join runners of all age and paces to run through Downtown Los Angeles. With 3 distance groups: 2 miles, 4 mile and 6 miles, there’s a group for every runner from beginner to seasoned racer. Each week there’s a different route and a different post run hangout for cooling off, chatting and drinks.

Building Safety Tip:

Parking Space Reminder for All Residents

We’d like to remind all residents of the importance of maintaining a safe, secure, and clean parking environment. Please take a moment to review and follow the guidelines below to help keep our garage areas safe and compliant with community standards:

Keep Your Parking Space Clear

Storing personal items—such as boxes, furniture, gas cans, old paint, car parts, household goods, basically anything—in your parking space is not permitted under Luma’s governing documents. These items not only presents a safety and fire hazard but also obstruct cleaning and routine maintenance, and they are unsightly. Please remove any stored items to avoid violation notices and help us maintain a tidy, hazard-free garage.

Lock Your Vehicle

Always ensure your vehicle is locked, even if you are stepping away for just a few minutes. Crimes of opportunity can happen quickly, and an unlocked car is an easy target. Taking a moment to double-check your locks significantly reduces the risk of theft or tampering.

Remove Valuables

Do not leave valuables—such as electronics, bags, loose change, or even clothing—inside your vehicle. Even seemingly minor items can attract unwanted attention and increase the risk of break-ins. This applies whether you are parked in the garage or on the street; a clean, empty interior is one of the best deterrents.

Report Suspicious Activity

If you observe any suspicious behavior in the garage or near any of the garage gates, please report it immediately to the front desk or building staff. Your vigilance helps keep thecommunity secure and supports the safety of all residents.

Guest Vehicle Protocol

If you have a guest or family member visiting the building who requires parking, please contact the Front Desk to determine whether a space is available and to obtain a parking pass and garage access instructions.

Please do not manually press the override button at the gate, as this may allow unauthorized individuals or trespassers access to the garage.

Your cooperation makes a big difference in preserving the quality of life at Luma. Thank you for doing your part!

2026 DTLA Open Air Drug Use and Sales Intervention Community Survey

The DTLA Residents Association has launched a community survey regarding open-air drug use and sales in Downtown Los Angeles. The survey is intended to gather feedback from downtown residents about their experiences and perceptions of neighborhood safety.

The results will be shared with the Mayor’s Office to help inform future discussions and policy considerations related to public safety in the downtown area.
