Community Updates for 6/19/2026

Posted By on June 19, 2026

Dear Luma Residents,

Friendly Reminders:

New Plants in the Hope Street Planters

Our planter beds have recently been replanted to enhance the overall appearance of our community. To help these new plantings establish strong roots and thrive, we kindly ask all residents and guests to keep pets off landscaped areas and ensure that dogs do not urinate on plants or within planter beds.

Fresh landscaping requires time, care, and protection during its early stages of growth. Even small disturbances can impact plant health and long-term success. Your cooperation plays an important role in preserving the quality and beauty of our shared outdoor spaces.

A little care today helps ensure our landscaping continues to flourish for everyone to enjoy tomorrow and for years to come.

Eleven’s Elevator Upgrade

Please be advised that Elleven will begin a major modernization project on its two elevators starting next week. The project is expected to continue through early 2027.

During this time, the Elleven side of the garage will contain construction equipment, materials, and staging areas related to the project. Residents are asked to use caution when traveling through the area and remain alert for workers, delivery vehicles, and forklifts moving materials throughout the garage.

Friendly Reminder Regarding Pool & Terrace Rules

As we move into the summer season and the 4th-floor terrace, pool, and BBQ areas become increasingly popular, we would like to remind all residents to please be mindful of the Association’s Rules & Regulations so that these shared amenities remain enjoyable for everyone.

The terrace and pool areas are shared community spaces intended for the use and enjoyment of all residents. With increased activity during warmer months, we ask everyone to be respectful of neighbors, guests, staff, and fellow residents.

Please keep the following select and important reminders in mind:

  • Residents must accompany their guests at all times while using the recreational facilities.
  • No resident or group of residents may have more than ten (10) people total on the 4th-floor terrace and pool area at any given time, including the resident(s). Units may not be combined to increase the number of guests.
  • Noise levels must remain reasonable at all times, especially during evening hours, as many homes are directly adjacent to the terrace and pool areas.
  • DJs, amplified speakers, and similar sound equipment are not permitted.
  • BBQ and lounge areas are first-come, first-served and may not be reserved.
  • Decorating common areas with balloons, banners, signage, or other party-related items is prohibited.
  • Glass containers are not permitted in the pool or spa areas.
  • Intoxicated individuals are prohibited from using or being in close proximity to the pool or spa areas.
  • Residents are responsible for ensuring their guests comply with all Association rules.
  • All terrace and pool rules are posted on the 4th floor. Please take time to become familiar with them.

Please also remember that Association staff and patrol personnel are here to educate residents on the Rules & Regulations. Residents and guests are expected to comply with instructions provided by staff regarding safety, occupancy, noise, and amenity usage.

Our goal is not enforcement for the sake of enforcement, but rather maintaining a safe, respectful, and enjoyable environment for all residents and their guests.

We appreciate everyone’s cooperation and consideration as we head into a busy summer season.
