Friendly Reminders:

Guest Parking Rules and Regulations

LUMA has seven (7) unassigned accessibility parking spaces that may be utilized for guest parking when authorized by the Association. Guest parking is limited to a maximum of twelve (12) hours per use, with no more than three (3) guest parking permits issued per unit per month. In accordance with the Association’s rules, non-disabled residents may use an unassigned accessibility parking space for no more than three (3) days per month per unit, subject to the twelve (12) hour limit. The Association retains sole discretion to extend the twelve (12) hour limit if the space is not needed.

If the Association requires a space for building operations, an accessibility accommodation, or any other Association purpose, residents may be required to relocate their vehicle immediately. Vehicles parked without a valid guest permit or with an expired permit may be subject to towing at the vehicle owner’s expense.

Important Parking Reminder

Residents and guests may only park in areas designated by LUMA. Parking on the Elleven side of the garage is not permitted unless specifically authorized by Elleven management.

Please do not park in:

• Any accessibility parking space located on the Elleven side of the garage.

• Any Elleven EV charging station parking space, whether the charging station is in use or not.

• Any other parking space assigned to Elleven residents or reserved for Elleven operations.

Vehicles parked in unauthorized spaces on the Elleven side of the garage may be subject to citation, towing, or other enforcement actions without notice.

HVAC filter Maintenance

Summer is upon us and regularly replacing your HVAC air filter is one of the easiest ways to maintain your system’s efficiency and improve indoor air quality. A clean filter helps reduce dust, allergens, and strain on your air conditioning system, improving performance and extending the life of the equipment.

As a general recommendation, filters should be inspected monthly and replaced as needed, typically every 1–3 months depending on usage.

The Front Desk has several filter sizes available for purchase and installation. Please contact the front desk with your filter size for pricing information.

For homeowners, the cost can be billed directly to your HOA account. Tenants should coordinate with their unit owner regarding payment or arrange to leave a check with the front desk.
