SPNA Howl-O-Ween Dog Costume Event is Coming Soon

The 5th annual Howl-O-Ween event will be Saturday, November 1, from 1-4 pm at First Draft Taproom and Kitchen on Olive at Pico.

Delivery Hours and Protocol

Planning a furniture, appliance or material delivery? Please remember that any large items requiring elevator use must be scheduled Monday through Friday, between 9:00 a.m. and 5:00 p.m., and arranged in advance with the Front Desk.

We kindly ask that homeowners and residents remind their vendors of these delivery procedures to help ensure everything runs smoothly and without delay.

Summary of Leasing Regulations

Please find below a summary of the key provisions regarding leasing under Section 7.12 – Right to Lease and related condominium regulations:

Leasing Requirements:

• All leases must be in writing for a minimum term of 30 days (month-to-month) or longer (short-term rentals, less than 30 days are prohibited).

• The entire unit must be leased unless the owner occupies a portion.

• Owners must notify the Association in writing and provide:

  • The names of all tenants and household members,
  • A copy of the lease, and
  • Updated owner contact information.

• Owners are responsible for any tenant violations, including taking corrective action or pursuing eviction if necessary.

• The Association may pursue enforcement, up to and including legal action, against the owner if tenants violate the governing documents.

• Tenants must receive and comply with the Association’s Governing Documents as provided by the owner.

The purpose of these leasing requirements is to ensure that all residents—owners and tenants alike—uphold the standards, safety, and integrity of the community. Compliance helps the Association maintain accurate records, promote accountability, and prevent disruptive or unauthorized short-term rentals. By following these rules, owners protect property values, reduce the risk of violations or legal issues, and support a stable, well-managed living environment for everyone in the building.

Pet Relief Reminder

We love our furry residents and want to keep our community clean and welcoming for everyone. Please remember to take your dogs to the designated pet relief areas and avoid letting them use planters or other common areas.

Common areas include hallways, elevators, the garage, lobby, sidewalks, planters along Hope Street and 11th Street, and the 4th floor pool/terrace area. Designated relief areas include the artificial grass on 12th Street, artificial grass areas north west corner of Hope and 11th St. and the gravel area near Evo’s back driveway.

Pet owners are responsible for cleaning up after their pets at all times and properly disposing of any waste, per the Rules and Regulations – Pet Rule (Page 9).

Recycling & Waste Disposal Guidelines

Let’s work together to keep Luma—and our city—clean, sustainable, and pest-free.

Proper disposal of waste and recycling is essential to maintaining a healthy living environment, complying with local regulations, and supporting Luma’s commitment to sustainability. Please take a moment to review and follow the guidelines below:

Recycling (Blue Bins – Located in the Recycling Room, 1st Floor Garage Across from the Elevator Lobby)

To ensure the recycling area remains clean, functional, and accessible:

· Break down all cardboard boxes before placing them in the bin. This maximizes space and improves pickup efficiency.

· Keep materials below the fill line to avoid overflow and maintain easy access for others.

Accepted recyclable items include:

· Clean, empty bottles (plastic and glass)

· Cans (aluminum and tin)

· Plain, uncoated paper (no lamination or glossy finishes)

· Flattened, clean cardboard

Tip: When in doubt, check for the recycling symbol with a number on the bottom of the container. Rinse items to remove food or liquid residue. Contaminated materials can spoil an entire batch of recyclables.

Trash (Trash Chutes – Located on Each Floor)

Trash chutes are designed for general household waste only. Please do not dispose of the following items in the chute:

· Bulky items (e.g., furniture, mattresses)

· E-waste (e.g., electronics, batteries)

· Recyclables (see above)

· Hazardous waste (e.g., paint, cleaners)

· Compostable materials (see below)

To schedule bulky item pickup, please contact the front desk. Improper disposal in or near the chutes is a violation of city sanitation codes and poses safety and pest-control issues.

Compost (Green Bin – Located in the Recycling Room)

Luma proudly participates in LA’s organics recycling program. Compostable materials should be placed in the green bin using certified compostable bags (available online or at local grocery stores). This helps reduce landfill waste and limits pests in the garage.

Acceptable compost materials include:

· Fruit and vegetable scraps

· Bread, pasta, rice, and grains

· Coffee grounds and tea bags (remove staples)

· Eggshells

· Soiled napkins and paper towels

· Certified compostable paper products

· Yard trimmings (leaves, small branches, etc.)

Reminder: No plastic, metal, glass, or liquids should go into the green bin—even if labeled “biodegradable.”
