Dear Luma Residents,

Below is the impact MyFig project will have on local traffic this week.  Please note this Thursday from 9am to 3pm (estimated) and Friday from 9am to 1pm (estimated) vehicles will only be allowed to exit onto 11^th St. from the parking structure.  All vehicle  entries on these dates and estimated times will have to be thru the South alley gate.

Desmond, Grand Lofts, Ten50, LUMA, & Elleven – this week’s MyFIG work includes access impacts on 11^th St., on both the east and west sides of the Grand/Hope intersection.  Grand St. will not be impacted by the work.  See attached site plan for a visual on this week’s work.

12/13, WEDNESDAY 

11^th St., between Olive and Grand, is CLOSED, from 9A – 3P (estimated).  The traffic signal on the northeast corner of 11^th/Grand is being replaced.  Due to the heavy machinery and scope of work in the street, a full block closure is necessary.  This is the same type of work performed last week, it has moved westbound one intersection.

Ten50, Grand Lofts – local ingress access off of 11^th is allowed.  MyFIG will have flaggers stationed on your block to mitigate traffic. Residents simply state their building name for access past flaggers to their parking.  Please communicate with residents about access changes.

For egress access: due to 11^th being a one-way, I recommend residents use Margo St. alley as an egress option.  Residents can either travel northbound on Margo St. to Olympic or travel southbound to 12^th St.

12/14, THURSDAY

11^th St., between Grand and Hope, is CLOSED, from 9A – 3P (estimated).  The traffic signal on the northwest corner of 11^th/Grand is being replaced.  The work follows the same details as Wednesday’s.

Elleven, LUMA – resident ingress access to your 11^th St. driveway will NOT be available during this timeframe.  Please communicate with residents to utilize the Hope St. or 12^th St. access points to get to the driveway.  Egress access from the garage onto 11^th is available to residents.  MyFIG will have flaggers stationed on your block to mitigate traffic.

Desmond – the same ingress access applies to your surface parking lot.  Please communicate with tenants/guests to access the surface lot via Olympic and continue southbound on Catesby Ln. alley.  Egress access from the lot onto 11^th is available.

12/15, FRIDAY

11^th St., East and West sides of Grand, CLOSED, from 9A – 1P (estimated).   After Wednesday and Thursday’s work, MyFIG must fill in the street from both days’ work. This work involves removing 2-3” of the temporary asphalt and installing the final asphalt at both intersections.

Desmond, Ten50, Grand Lofts, Elleven, LUMA – please follow the same access plans from Wednesday or Thursday.

If you purchase a natural Christmas tree you can do something that will help keep your community clean.
Pick up at the front desk a plastic bag large enough to cover your tree while making your way to your home.
Hang on to this bag for the reverse trip to the recycling room.

Happy Thanksgiving!

As we all know Thanksgiving is the time to reflect on what you are most thankful in your life.  But what you might not know is that Thanksgiving is also the time our drains become blocked from misuse of the garbage disposal.  Please take the time to become familiar the attached garbage disposal care procedures.  By being diligent you can prevent a wonderful holiday from turning into a disaster.

The Proper Care and Use of a Garbage Disposal on the 4^th Floor Terrace and Inside Your Unit

Now, in case you don’t already know, here’s the proper way to use a disposal:

• Scrape clean your plate into the trashcan before rinsing any food residue (less than the size of a dime) into the disposal.

• Turn on the cold water – not hot.  Cold water keeps the motor, bearings and shredder assembly from overheating.
• Turn on the garbage disposal.
• Feed the disposal a little at a time.  Keep utensils and your hands out of the drain.
• Let the food clear the disposal – you can hear when it’s clear.
• Turn the disposal off.
• Let the water run 30 seconds more to flush the pipe.
• Turn the water off.

Not everything can be safely put in the garbage disposal.  Here is a list of items you shouldn’t put in your disposal:

• Grease – Pour excess grease into an old metal can.  After the grease has cooled and solidified throw the can and the grease into the trash.
• Bones – Any type of bone can jam a disposal, even chicken bones.
• Rice or pasta – No matter how much water you run or how long you run the disposal, you can never break rice or pasta down small enough.  Both items swell when they are in contact with water, so the small pieces will eventually gather in the trap and swell until it’s closed.
• Hard shells from shrimp, crabs and other shellfish
• Unpopped popcorn kernels
• Banana peels
• Celery
• Potato peelings
• Corn husk or corn cobs
• Artichokes
• Coffee grounds (in quantity) or coffee filters
• Fruit pits and hard seeds from things like avocados or peaches
• Onion skins
• Egg shells – they turn into a sand-like substance that clogs pipes
• Trash, including twist ties, steel wool, pull tabs, rubber bands, glass, screws, nails, utensils, cigarette butts or bottle caps, paper, plastic, or other trash, fabric, string, rags, or sponges, plant or flower clippings, children’s toys, hair
• Harsh chemicals like bleach or drain cleaners. They can damage blades and pipes. Borax is a natural sink cleaner and sanitizer that effectively works on odor-causing mold and mildew that accumulates in garbage disposals. (See more below).

Keeping Your Garbage Disposal Running Problem-Free

Ice is an extremely effective and inexpensive method for cleaning your garbage disposal, breaking up any grease build-up which has accumulated. Just toss a few ice cubes into the garbage disposal and run it. As the garbage disposal chops into the ice cubes, the ice chips will effectively scour all the hard to reach areas of the unit, and melt down the drain. Try this once or twice a month to keep your garbage disposal in fine working order.

To Remove or Prevent Nasty Garbage Disposal Smells

Here are some natural methods to clean your garbage disposal that are good for the environment and very inexpensive.

• Periodically, take a small lemon or orange peel and toss it into the disposal. The oils from the peel naturally clean the walls inside the garbage disposal and create a fresh, long-lasting scent.
• Freeze vinegar in ice cube trays and run those down the disposal. This will safely kill odor-causing bacteria.
• For stubborn odors pour baking soda into the drain and let it set for several hours before running the water and garbage disposal.
• For really stubborn odors, use a safe cleaning product like Borax. Just pour 3-4 tablespoons of Borax down the drain and let it sit for an hour. Then turn on the hot water and flush the borax away.

FILMING ANNOUNCEMENT

Producer will film scenes for television commercial in the curb lane and from across the street near Hygge Bakery.

Producer will park a car in the curb lane immediately in front of Hygge Bakery and film the car from the west side of Hope Street.

Producer will dress the exterior of Hygge Bakery with chairs, tables and extras.

Producer will not impede or otherwise disrupt the entrance to the Luma Building at any time.
