Attention / Wood Panel Refinishing

Where: 1st Floor Elevator Landing, Wood Paneling outside HOA Office and Paneling by Front Desk.

When: Monday October 16, 2017 through Thursday October 26, 2017.

Hours of Operation: 10:00pm – 6:00am. No weekend work.

This letter is to inform all residents of the scheduled work to repair the main lobby and first floor elevator landing wood paneling and to give you adequate time to make alternate plans for yourself if so desired.

Work on the wood paneling on the above mentioned areas will begin on Monday October 16, 2017 and finish on Thursday October 26, 2017. No work on the weekend. The hours of operation will be from 10:00pm to 6:00am each day until the refinishing of all panels has been completed

This work has been approved by the LUMA Board of Directors in order to maintain the appearance and upkeep of the LUMA for all the owners who are invested in maintaining the property’s value. The management company is obligated per contract to fulfill these needed repairs.

Areas cannot be completely sealed due to the nature of the material that is being applied. There will be a ventilating fan and duct that will pull residual spray out of the area that is being refinished through a charcoal filter into the 1st floor garage area.

Reminder to Cast Your Ballot!

Dear Homeowner,

The Annual Meeting is scheduled for 6:00PM on October 11th, 2017. If you have not already cast your ballot, please remember to do so as YOUR VOTE COUNTS.

If you do not wish to cast a vote, please check the “Quorum Purposes Only” box as this will help establish quorum for the meeting and save the Association added costs if quorum is not met.

If you are unable to locate your ballot, you may obtain a new one from the LUMA HOA Management Office.

The Ballot may be sent or hand delivered to the Inspector of Election, Luma Management Office, 1100 S. Hope St., Los Angeles, CA 90015. All ballots must be received by October 10th, 2017, otherwise ballots may be hand delivered to the meeting, or any adjournment thereof, prior to the close of balloting.

Crime Prevention Reminders

Dear Residents,

THE BUILDING, PARKING GARAGE, PERIMITER ~ Please keep an eye out for any activity that appears out of the ordinary and report any suspicions, concerns or security threat to the front desk. (213) 742-0387. A phone call can be very helpful in preventing and decreasing security risks. Your cooperation is appreciated by all who call Luma their home.

ELEVATORS ~ If someone is in the elevator and cannot seem to select a floor, please do not scan your fob. Please direct the person to the front desk. This will prevent unauthorized access.

PARKING GATES, GARAGE ~ If a resident approaches the gate and there is a car and/or person waiting, DO NOT open the gate, unless you can confirm the person is a resident. Otherwise, wait a moment to make sure the person has a garage remote. If they remain in front of the gate, contact the front desk to report the person in front of the gate. Residents may go around to the alternate entrance or wait for Luma staff to verify the person at the gate. Please contact the front desk if you notice any suspicious foot traffic or activity around the parking gates. Never leave valuables in plain view. Personal items, including cell phones, GPS devices, laptops or backpacks/purses should be removed from vehicle. If you must leave personal items in your vehicle, place them inside the trunk and/or out of sight.

HOMELESS ~ There has been an increase in the number of Homeless individuals in the area recently. Please be sure to call in any sightings near the garage gates or around the immediate area to the SPBID (213) 841-1181, or police and/or the Front Desk (213) 742-0387.

Please remember that residents should not rely on the Association to protect them from loss or harm. Residents should take every precaution to secure themselves and their personal belongings such as but not limited to, carrying insurance against loss, keeping doors (cars and units) locked, refusing to open any doors to strangers, asking workmen for identification and reporting anyone who is acting in a suspicious manner.

Grease Interceptor Cleaning Notice
