Upcoming Garage Project – Transition Plate Replacement Begins September 30, 2025

Dear Residents,

Elleven will begin a critical project on Tuesday, September 30, 2025, at 8:00 AM to replace the 18-year-old transition plates between the Luma and Elleven parking garages. This work is essential to maintain the long-term integrity of both buildings.

Project Details:

  • Location: Transition areas on the 2nd and 3rd floors
  • Duration: Two phases, ~5–7 working days each
  • Impacts:
    • Residents parking on levels 2 and 3 will be most affected
    • Some noise may be heard by residents on the lower floors, particularly units facing the pool
    • Transition areas will be closed in phases (see attached map: Phase 1 in red, Phase 2 in blue)

Traffic & Safety:

  • Cones and arrows will direct traffic
  • Drive cautiously and expect occasional delays
  • Notify guests or personnel who may use your parking space on levels 2 and 3
  • Do not drive over work areas—doing so may cause serious vehicle or building damage.
