Dear Luma Residents,

3/11 Terrace Furniture Restoration

On Monday, March 11th, Dr. Teak Maintenance and Restoration will begin restoring the terrace furniture by temporarily removing half of the wood furniture from the 4^th floor terrace. The project is estimated to last 8 weeks, with each half taking 4 weeks; Dr. Teak Maintenance and Restoration will commence the second half after completing the first. Please note there will be significantly fewer furniture pieces during this time.

3/18 Painting Project

On Monday, March 18th, Raider Painting will commence corridor painting, utilizing colors recommended by the Design Committee and approved by the Board. The aim is to harmonize with the new carpet while upholding Luma’s highest standards. They will initiate the work on the 19th floor and proceed downward, allocating an estimated 4 to 5 days per floor, with the goal of completing the project by May 9th. Color previews can be viewed at unit 408 on the 4th floor. Although minimal inconvenience is anticipated during your floor’s painting, please remain vigilant regarding trip hazards and ensure pets are secure. Daily progress updates will be displayed in elevators and distributed via email throughout the duration of the project.

3/12 Corridor Lighting Changes

Beginning Tuesday, March 12th, Optima Energy Inc. will commence the corridor lighting change to complement the new paint and carpet. The project is estimated to last a week with no major impact on accessing your unit. We kindly ask you, your guests, and pets to proceed through the hallways with caution if you encounter workers changing lights on your floor.

Guest access

If you have a guest who will be using the parking garage, please ensure that you promptly meet them to grant them access. If you are unable to meet them personally, notify the front desk of your guest’s arrival. You or your guest can then call the front desk at 213-742-0387 when they arrive at the gate, and we will promptly assist in granting access.

Landlord Resources

If you are a homeowner interested in renting your unit and have questions about your rights as a landlord, how to assess potential tenants, and your responsibilities in this role, please refer to this FAQ sheet. It provides valuable information to help you educate yourself on the process of renting.

Balconies

Please refrain from washing or rinsing anything off your balcony, as dripping or falling items are considered violations according to our governing documents. Your cooperation is greatly appreciated in maintaining our community standards. If you need to clean your balcony, consider spot cleaning with a spray bottle of cleaner or using a damp cloth to wipe away any accidents.

Pets in the Common Area

Pets in common areas must be leashed and under the control of their owners. Owners are liable for any damages caused by their pets, including waste. If an accident occurs, please notify staff for cleanup. Samples of common areas include the lobby, parking garages, the terrace, hallways, and the planters on Hope St. Please refrain from allowing pets to relieve themselves in these areas; instead, direct them to Hope and 12th St, where you will find a red fire hydrant and a small patch of artificial grass provided by SPBID for pets to use and enjoy. Alveare Community Workshop

The City of Los Angeles is holding a community workshop on Thursday, February 29, 2024 at 5:30pm at Tapestry LA to get feedback on a proposed 100% affordable 303-unit rental housing development called Alveare that includes affordable housing, traffic safety improvements, and a park at 1405 S. Packages

The package room and cage are currently at full capacity. Please pick up your packages promptly upon receiving an email notification from the Association (not the carriers) indicating that we have logged in and stored your package(s). If you need assistance picking up your package(s), please call the front desk for a solution.

Angle Stop Valve Maintenance Tips

Exercising the angle stop valves (small valves) in your home once a year is important to prevent them from becoming inoperable. Opening and closing these valves once a year helps to loosen any mineral deposits and ensures they will function properly when you need to turn the water off to a particular plumbing fixture or appliance. One cautionary note: Never force these valves. If they are not easy to turn, they are stuck and need to be replaced. Applying too much pressure could break them, resulting in a leak or substantial water damage to your home. Please refer to Documents/General/Angle Stop Maintenance on this website for more details and step-by-step instructions on exercising these important valves in your home.

Terrace Rules 

As a reminder, if you are a pet owner and bring your pet to the 4th-floor terrace, they must be on a leash held by a person capable of controlling the pet at all times. Owners are responsible for any damages caused by their pets, including pet waste. If your pet has an accident in any of the common areas, including the terrace, please inform the staff so we can properly clean the area.  Your full cooperation is appreciated by all who call Luma home.

Note: Pets of any kind are not permitted in the pool or spa areas except with the specific prior written approval of the Board.
