When: Monday October 16, 2017 through Thursday October 26, 2017.

Hours of Operation: 10:00pm – 6:00am. No weekend work.

This letter is to inform all residents of the scheduled work to repair the main lobby and first floor elevator landing wood paneling and to give you adequate time to make alternate plans for yourself if so desired.

Work on the wood paneling on the above mentioned areas will begin on Monday October 16, 2017 and finish on Thursday October 26, 2017. No work on the weekend. The hours of operation will be from 10:00pm to 6:00am each day until the refinishing of all panels has been completed

Areas cannot be completely sealed due to the nature of the material that is being applied. There will be a ventilating fan and duct that will pull residual spray out of the area that is being refinished through a charcoal filter into the 1st floor garage area.

Please let management know if you require any special accommodations.

Thank you for your cooperation.

Smoke Smell

Dear Luma Residents,

We have received multiple complaints from residents who are smelling marijuana smoke smell in some of the corridors. Please know smoking is strictly prohibited in all building common areas, 4th floor pool/terrace, stairwells, corridors, parking structure, gym and lobby areas. It is up to you to make sure your guests are aware of this and abide by this rule. In addition, it is contrary to the rules and regulations to allow smoke or odors from your unit to infiltrate any area outside of your unit like the common area corridors, where it can become a nuisance or annoyance to your neighbors. To minimize the impact your smoke or other odors are having on your neighbors, please make efforts to minimize the intrusion; one way to do this is to use a smoke filtration system. Below are a couple links to get you started.

Water and other Debris spilling off Balconies

Dear Residents,

We’ve received several complaints of spilling water and other debris making a mess of resident’s balconies. In some cases water spillage is creating heavily spotted glass and debris and cigarette butts are damaging furniture. When watering your plants, using other liquids or solids on you balcony, or smoking, please be careful to avoid any spill over. Spilling or dropping anything, even water drops from your balcony is a violation of the rules and regulations and can be a nuisance and a safety hazard to your neighbors. No water at all is permitted to spill from your balcony including water from cleaning, watering plants etc. Please inform your housekeepers and guests. If you would like to clean your balcony, the HOA has a wet/dry shop vac that is specifically for this purpose. You can check out the vacuum at the front desk.

Thank you for your consideration and cooperation.
