Gate and Elevator Repair Updates

We have new updates regarding the gate and elevator #1.

Gate Repair
The contractor has informed us that they are expecting the parts to be in their possession this coming Thursday afternoon, May 17, 2018. If the parts do arrive Action Door will begin repairs on Friday morning, May 18, 2018.

Please be aware that repairs will be determined by the receiving of all material and parts by this Thursday as noted above.

If the parts come in later than Thursday of this week, we will be anticipating the repair happening sometime next week, 5/21-24/2018.

Elevator Repair
Our service provider OTIS Elevator has started repairs on elevator #1 as of today, Monday 5/14/2018. This work is anticipated to last several days and possibly through the end of the week or longer. They will be begin work early each morning at 6:00am M-F, this is their normal starting time. Since this work is warrantied under our agreement any hours outside their regular hours would be billable to LUMA HOA.

We apologize for any delay between notifications. Once any new information has been received we will again update the community.

Few New Faces

New Faces at the Front Desk

Dear Residents,

You may notice a few new faces at our front desk and patrolling the building from time to time.  While most of our personnel have been with us for years (some as long as 10 years), we did add two new part time front desk associates, Lacey Lingan, hired this March and Cristian Angeles hired in October.

If you haven’t already had the pleasure to meet Lacey and Cristian, please stop by the front desk. Lacey typical work days are Friday, Saturday, and Sunday and Cristian’s are Saturday, Sunday and Monday.  We have attached photos of their wonderful faces so you can’t miss them.

On this topic of new faces, you may not be aware that occasionally we use ‘on-call’ associates to staff our front desk.  They are Action Property Management (Action) employees specifically trained on front desk and emergency procedures.  We hire on call personnel when our front desk associates are ill or take that much needed vacation.

Luma is known in the Action Property Management family as having one of the best and consistent front desk operations in the High-Rise division.  Bryan runs a tight ship…  So, when Action hires a new on-call associate they are immediately sent to Luma as part of their overall training program.  Luma benefits by increasing the pool of knowledgeable staff to fill in when our regular staff need time off.  Of course, there is no charge to Luma, thus free labor for several days, but it is also why you might see ‘new faces’ at the front desk.  They are new, just not new to Luma, but rather to Action.

And finally, we are a training ground for new courtesy patrol personnel.  Similar to the front desk training program, there is no cost to the Association, while providing trained personnel that are familiar with our procedures when the need should present itself. We also gain another set of eyes to watch over our community.   All for free and a benefit to our community – it’s an easy win, win.

MyFig Update 5/7 – 5/11

MyFig Update 5/7 – 5/11 WORK

Broadway to Hill: Street light conduit work on the South side estimated to be completed today.

Hill to Grand: Street light conduit work on the South side will move from east to west as each block is completed.  Hill to Olive is estimated to begin tomorrow.

During all above mentioned work, pedestrian access may be diverted to the north side of 11th.  This is for safety reasons.

Figueroa 11th to 8th repaving:

This section of Fig will be repaved on one of the upcoming weekends. LADOT has not finalized a schedule yet (it’s still possible that it could be this weekend – 12th and 13th).  As mentioned previously, it would involve full closure of Figueroa St. 7am – 4pm, both Saturday & Sunday.  I will keep you updated as soon as LADOT sets the dates.

For any of your employees, residents, patrons or vendors, please let them know how any of the above-mentioned work may impact them.  Let me know if you have any questions and I’ll do my best to get you answers as soon as possible.

11th St. Entry Gate Repair Update

ATTENTION

The 11th St gate repair has been delayed. We have been informed by the contractor the the material has not arrived at their shop and there is no ETA at this time from the manufacturer.

We apologize for this inconvenience and will update the community once we have any new information.

Elevator 1 Repair Update

ATTENTION

Elevator #1 is out of service at this time because of mechanical problems and the failure of the processor board for this elevator. We have been in contact with Otis Elevators the service contractor and are working on a scheduled time for repairs to be made.

Once we have information on a scheduled date of repair we will update the community. Please allow yourself extra time to leave due to the elevator being out of service.
