Luma Pool/Spa/Terrace Rules

Dear Residents,

It’s that time of year again and as a reminder, here are some of the pool rules. The terrace and pool rules are also posted at the pool gate and near the fountain. Please see the attached document for the complete terrace/pool rules. If you should have any questions please don’t hesitate to contact us.

Terrace/Swimming Pool & Spa Rules

Pool and Spa and Terrace opens at 5 a.m. Monday thru Friday, and 6 a.m. Saturday and Sunday.
Pool and Spa and Terrace closes at 11 p.m. Sunday thru Thursday and midnight Friday and Saturday.
We ask that you please be considerate of your neighbors while using the pool and spa.

In an effort to ensure that the amenities are available to all residents, no individual resident, or group of residents, may have more than ten (10) persons on the fourth floor terrace and pool area at any given time.

NO LIFEGUARD IS ON DUTY! Lifeguard or supervisory service is not provided. Even if a monitor is present, anyone using the recreational facilities shall do so at their own risk, responsibility and liability.

Pets of any kind are not permitted in the pool or spa areas except with the specific prior written approval of the Board.

For safety reasons, no glass or sharp objects are allowed in the pool or spa. If glass or sharp objects are brought to the pool area and they cause an accident, the responsible Owner will be liable for the cost of any resulting damage or injury. Only plastic or suitable non-breakable containers are allowed near the pool area.

Diving is not permitted in any areas of the pool or spa. Running, pushing or boisterous activity in or around the pool or spa areas is also prohibited.

Cellular phones, radios, cassette, or CD players must be battery operated and headsets must be worn. The noise level must be kept to your personal area only so as not to disturb others. The Association may post additional rules regarding the use such devices at the pool area.

Each Resident is responsible for placing his/her (and guests’) litter and debris in the trash receptacles prior to leaving the pool and spa area.

Intoxicated persons are prohibited from using or being in close proximity to the pool or spa.

No DJs, home stereos, clock radios or other amplification devices and/or similar services are permitted on the fourth floor terrace and pool area. All noise levels, regardless of their source, must be kept to your personal area only so as not to disturb others. The only exceptions to these rules are Association sponsored events, For clarity purposes, the Association reserves the right to post additional rules regarding the use of such devices and services at the pool and terrace areas without further notice to the membership.

4th Floor Summer Preparations

Dear Luma Residents,

The pool deck has been scheduled for renovation and repairs along with refinishing of the Terrace and pool deck TEAK furniture.

The pool deck will be closed with work scheduled to begin on Monday, June 4, 2018. We anticipate the work to be completed and the pool area reopened on Monday, June 11, 2018.

The TEAK furniture refinishing will be done in 2 phases. That start date is also Monday,June 4, 2018 and the completion of this work is expected to be Monday, June 18, 2018.

MyFig Project Update

11th St. WORK

5/22 – 5/27   

 Broadway to Grand: Street light and conduit work on the South side.  MyFig construction team has been connected to Aven project team working on re-surfacing Margo Alley.  I am working on getting details for how access to parking lot at SE corner of 11th and Olive will be provided.  As soon as I get that information, I will share it with you.

During all above mentioned work, pedestrian access may be diverted during working hours to the north side of 11th.  This is a safety precaution.

Figueroa Repaving

5/2 – 6/2

BSS has adjusted the Fig repaving schedule multiple times.  Below is the latest schedule. It appears that there is no longer Fig repaving scheduled for 5/27, but I am still trying to get confirmation on that – I will share as soon as I have that info.

11th St. Gate Repair Update

The 11th St. Gate is back in service and is operational at this time.

The contractor still needs to return to make repairs to the curtain.

We are aware that the gate is slower opening and closing at this time. We have already expressed to the contractor they need to increase the speed of the gate. This will be taken care of when the curtain repairs are completed.

Please note that the gate remains open for 15 seconds before it begins to close. Keep in mind that you should not risk your vehicle nor the gate by trying to go under it while it is descending or if it is already open when you pull into the entrance off of 11th St. Be sure to use your garage opener even if it is open. 95% of all damage to the gate has occurred by the gate being hit by a car or truck.

You should always use caution as you are approaching and passing under the gate. Please use caution as you drive through the garage areas. There are pedestrians and many are children walking in the areas.

MyFig Project Update

Dear Residents,

Subject: MyFig Update for Week of 5/14
MyFig 11th St. work schedule for this week:

South side from Broadway to Olive – grading/paving and conduit work.

During the above mentioned work, pedestrian access may be diverted during working hours to the north side of 11th. This is a safety precaution.

Figueroa repaving is currently scheduled for:

1. 5/26 and 5/27 from Washington to Venice and 11th to 8th St.
2. 6/2 from Venice to Pico

This repaving work will mean full closures of Figueroa from 7am to 4pm for the identified street sections on those dates. I’m still confirming these dates work with LA Live’s event schedule so they may change, but I wanted to get BSS’s current dates to everyone as soon as possible. I will update you as soon as I know they are confirmed.

Also, just to give everybody the earliest heads up I can – once the sidewalk work is done on 11th, they will repave the street. Due to the logistics and time it would take to repave the street little by little while still keeping the street open at all times, they are looking at closing the street for a day or two and repaving it all at once. The benefit for the neighborhood would be that the work would all be over quickly rather than dragging out the work and single lane closures for days as they move krail around and do the job piecemeal. There is no date for this work yet and I have let them know that stakeholders would need 2 weeks notice. I will let you know as soon as there is more information, but I’m pushing them to do it fast so we can be done with the 11th St. work. Just wanted to give you an early heads up.
