Water Dripping from Above
Dear Residents,
Occasionally we receive complaints that water, excess plant water, cleaning water etc. spilling from an upper unit to lower unit(s) causes damage, stains and hard to remove water spots.
It is important to know that spilling or dropping anything for that matter from your balcony is a violation of the rules and regulations – not to mention a safety hazard to your neighbors. You can also be responsible for repair costs and/or be fined in accordance with the HOA’s governing documents. See enclosed rules for additional information.
When watering your plants or when using other liquids on your balcony, please be careful to avoid any spills. Always use water tight saucers beneath your plants. And don’t forget to remind your housekeeper and guests of this important policy.
If you accidentally spill or drop something from your balcony, please report this to the front desk immediately so we can attempt to mitigate any potential damages.
If you experience water spillage on your balcony or windows it’s important that you try to determine its source and report it to the front desk staff immediately. It helps with the investigation and if necessary non-compliance proceedings if staff has witnessed the infraction firsthand. If that’s not possible, please report the incident as soon as it’s discovered and we’ll try to determine the source through process of elimination.
If you or your housekeeper would like to clean your balcony, the HOA can lend you a wet/dry shop-vac for this purpose. Just ask the front desk when you are ready to clean your balcony.

11th St. Entry Gate is Out of Service
Dear Luma Residents,
The 11th St. gate is out of service. Please use the alley gate as an alternative to enter the building. We’ll notify you as soon as we get an update.

Pool and Terrace Rules Reminder
Dear Residents,
Here’s a list of the most frequently forgotten rules so far this season. Remember the rules were designed so that everyone can enjoy their experience to the fullest. If you have any questions please don’t hesitate to contact a staff member.
10 Person Guest Limit – Terrace and Pool Area
Individuals or groups must not occupy any portion of the terrace, pool or spa to the effective exclusion of others. In an effort to ensure that the amenities are available to all residents, no individual resident, or group of residents, may have more than ten (10) persons on the fourth-floor terrace and pool area at any given time. Any resident exceeding the ten (10) person limit will be fined $100.00 per person per occurrence.
Amplified Music –
Cellular phones, radios, cassette, or CD players must be battery operated and headsets must be worn. No DJs, home stereos, clock radios or other amplification devices and/or similar services are permitted on the fourth-floor terrace and pool area. All noise levels, regardless of their source, must be kept to your personal area only so as not to disturb others.
No Glass in the Pool Spa Area –
For safety reasons, no glass or sharp objects are allowed in the pool or spa. If glass or sharp objects are brought to the pool area and they cause an accident, the responsible Owner will be liable for the cost of any resulting damage or injury. Only plastic or suitable non-breakable containers are allowed in the pool area.
Hours –
Terrace and Pool area opens at 5 a.m. Monday thru Friday, and 6 a.m. Saturday and Sunday. Terrace closes at 11 p.m. Sunday thru Thursday and midnight Friday and Saturday. Please keep in mind that many of your neighbor’s homes are immediately adjacent to this space therefore you are required to keep all noise to reasonable levels especially during the early morning and late evening hours.

New Information Regarding Building Demolition Notice for 1130 S. Hope St.

By now you probably received in the mail a notice similar to one enclosed, from the Department of Building and Safety. The Developer informed us the number is incorrect and has provided a correct number and added an email address in case you have any questions regarding this notice.

MyFig Update
Dear Luma Residents,
Below is the latest schedule for MyFig 11th St. work through this weekend:
Fri 8/3: Minor concrete pours, landscaping and brick work.
Sat 8/4: Concrete grinding and paving between Figueroa and Flower 7am-4pm.
For any of your employees, residents, patrons or vendors, please let them know how any of the above-mentioned work may impact them. Let me know if you have any questions and I’ll do my best to get you answers as soon as possible.
