Paper Towels, Lighters… Falling to the Terrace Level

Dear Luma Residents,

Several residents on the east side of the building have reported used paper towels, cigarette butts, and other items regularly landing in private patios on the terrace level. Staff has also seen this garbage landing in the planters.

We’ve sent several reminders about the dangers of dropping or throwing things from your windows or balconies and harm it poses to people, pets and property. We’ve also mentioned that if anything should fall from your window or balcony that happens to harm someone or cause damage you are liable.

We are again asking that you please be responsible and considerate and let your guests and housekeepers know not to drop, spill or toss anything over your balcony railing or outside your windows for any reason. Lightweight items can be picked up by the wind if left on balconies or next to open windows. The HOA will prosecute any violation of this to the full extent of the law.

For those of you who have not dropped anything from your balcony or window, we thank you, this message is not directed to you.

Ballots for the Annual Meeting

Dear Homeowner,

You should have received your ballot for the 2018 Annual Meeting. The Meeting is scheduled for October 10, 2018, registration begins at 5:30PM. If you have not already cast your ballot, please remember to do so as YOUR BALLOT COUNTS.

If you do not wish to cast a vote, please check the “Quorum Purposes Only” box as this will help establish quorum for the meeting and save the Association added costs if quorum is not met.

If you are unable to locate your ballot, you may obtain a new one from the LUMA HOA Management Office.

The Ballot may be sent or hand delivered to the Inspector of Election, Luma Management Office, 1100 S. Hope St., Los Angeles, CA 90015. All ballots must be received by 5:00PM October 9th, 2018, otherwise ballots may be hand delivered at the meeting, or any adjournment thereof, prior to the close of balloting.

Elleven’s Reg. IV Testing – Sept. 19th 7:30am to 5:00pm

Dear Luma Residents,

The Elleven Building is conducting their annual Regulation IV testing September 19th, 2018, 7:30AM to 5:00PM.  Please exercise caution in the parking garage as the gates will be tested.

The roll down gates (fire gates) on all parking levels between Elleven and Luma will descend rapidly and will not stop when the alarms sound. Please take extreme caution when in the vicinity of these gates as you can suffer serious bodily injury and/or death, and your vehicle will sustain severe damage if the gates drop while under them. Please abide by the instructions of testing personnel, who may be at the gate areas during the testing period and posted signs as well. Exercise extreme caution in the garage during the testing period.

 

Please be aware, the alarms maybe very loud (although muted when compared to our recent test) and can disturb infants and small children, and the sound annoys some animals. Please plan accordingly.

Lobby Improvement Update 9/14/2018

Dear Residents,

Tile is being laid in the lobby area over the next few days. Please be careful when traveling in the area as there is dust, uneven surfaces, loose tile, occasional loud noise, carpet etc. in the vicinity of this work. Please try and avoid these areas. Call the Front Desk if you require reasonable accommodations. It is recommended that you wear flat shoes due to the uneven surface of the floor. We will keep you updated on the process as we know more. All scheduled work will take place in the day time.

Saturday, September 15th, The Main Lobby will be opened only on the West side as grouting and clean-up will be taking place on the East side (desk side). The Mail Room will be accessible.

Monday, September 17th, West side of hallway between the Gym access door and the Lobby will be closed. You will not be able to access the Gym thru this door. Gym access will be through the south end of the garage thru the fire exit . You can still use the East side of the hallway to move between the elevator lobby and the lobby.

Tuesday, September 18th, East side of the hallway between the Gym access door and the Lobby (In front of the Management Office) will be blocked. Access to and from the lobby will be available via the West side of the hallway.

Wednesday, September 19th, North half of Elevator Lobby will be tiled. Access will be available around this area.

Thursday and Friday, September 20th and 21st, work in front of elevators. Elevator access will be periodically restricted but only one elevator at a time.

Schedule is subject to change based on unforeseen circumstances.

Please also use caution when traversing the lobby, mailroom, 1st floor parking structure, front entry, South alley, 1st floor elevator and basement elevator vestibules during this remodeling project. There may be occasional loud noises that could disturb people or pets in addition to, extension cords, tools, ladders, rough or uneven surfaces, dust and various construction type particulates in the construction zones. We ask you use caution when in close proximity of these areas.

Please let Management know if you require any reasonable accommodations during this process. Our Designer and their contractors will make all reasonable efforts to ensure ease of use of the lobby and other common areas but some inconveniences, areas closed off as noted above and/or delays are inevitable. We ask for your understanding and to certainly let us know if there are reasonable steps we can take to make this process easier for you and your guests. We have always been, and will always be, open to helpful suggestions.
