5 Year Standpipe/ Fire Sprinkler Inspections

Next week on Wednesday, January 17, 2024 at 9:00 am, there is a mandated 5-year standpipe and fire sprinkler inspection for the LUMA high-rise building.

This inspection will be conducted by Gene Pira Inc., the same contractor LUMA has relied on for our Reg 4 testing for the past 12 years.

A designated LUMA employee will accompany the Gene PIRA Inc. Reg 4 inspection personnel during their entry into all units.

The unit inspections will be as follows. There will be three groups inspecting the units. So, the residential floors will be broken down into three sections for the inspection.

 Residential Units Inspection Workflow

1-     Floors 2-8 starting on the 8th floor and working down.

2-     Floors 9-14 starting on the 14th floor and working down.

3-     Floors 15-PH2 starting on PH2 and working down.

As of right now, the entire process is expected to last from 9am-4pm. We are estimating about 45-60 minutes per floor.

This requirement necessitates the inspection of all fire sprinklers within the building, encompassing both residential units and residential storage rooms. Each unit will be accessed to visually inspect the fire sprinklers for any issues, ensuring no sprinkler heads are painted, obstructed, etc.

We will also be inspecting various plumbing fixtures for any leaks as part of our water conservation efforts. 

This test is a prerequisite from LUMA’s insurance provider and must be completed to maintain continuous coverage. Your individual insurance carrier for your unit may also demand this inspection when renewing your policy or switching to another insurance provider.

Failure to permit entry into your unit for this inspection will necessitate a reinspection at the owner’s expense. This is a mandatory inspection for everyone’s safety. Your cooperation is appreciated.

Please note that no fire alarms will be tested during this inspection.

Parking Garage Etiquette

All residents, guests, and vendors must abide by all of the directional signs, speed limit postings, and stop signs in the parking garage to reduce any chances of an accident.  Do not drive against the flow of traffic, unless a gate is not operational and there are no other alternatives.  If this occurs, drive half the posted speed and with great caution.  Yield to any oncoming traffic.

Gym Update

All treadmills are now active. One elliptical is still unavailable for use until we can access the correct part to fix it.

Starting 12:00pm on Friday December 29th, streets will begin to close surrounding Grand Park in preparation for the Gloria Molina Grand Park New Year’s Eve Los Angeles celebration.
