Garbage Disposals – Kitchen Drain Lines – Keeping the Lines Clear

Reporting Stoppages in Drain Lines

In case you were not aware of what happens when a blockage/overflow is discovered or reported to staff, this is the standard protocol and it has proven to work to minimize down time, damages and further problems from the same blockage.   One backup/overflow in a unit affects the entire stack.

            1) We need cooperation from all units in the stack, above the blockage to stop using the drain/water in the area where the blockage occurred until notified by staff that all is clear. This will stop any additional water from building up and overflowing into the unit affected by the blockage. Staff contacts each unit and gives the notification.

2) The plumber needs access to all units in the stack below the blockageto be sure the line clears through to the main and doesn’t stop at another unit causing additional problems. Staff contacts each unit requesting access.

We understand there is resistance to allow strangers into your units due to COVID-19 however plumbers and staff are required to follow safe practices for social distancing.  This cooperation from residents is absolutely necessary to ensure the plumbing lines remain clear and potentially costly water damage is kept to a minimum.

Please read the information below and help keep your plumbing lines clear.

You’d never dump a pile of rocks down your kitchen drain. Or pour a classroom’s supply of glue down it.  Crazy, right?  But some of us put items into our kitchen drains that can have virtually the same effect as putting rocks and glue into them.

To help you avoid committing a sink-damaging error, here are 17 things you should never put down your kitchen drain. We’ve arranged them in groups that help identify their dangers.

The Clogs

You’ve heard the saying that “oil and water don’t mix,” right? Sometimes it’s used figuratively. Other times, it’s used literally. This group definitely fits in the latter category. 

Each of the following items should never be put down your kitchen drain. If it happens, you can expect a clog sooner or later — and always at the most inopportune time.

  • Cooking oil
  • Grease
  • Produce stickers
  • Raw meat

The Clumps

Once introduced to the wet and confined environment of your drain, these items can grow into massive clumps the interfere with drainage and the spinning blades of a garbage disposal.

It makes sense, though: pasta, rice, and oatmeal expand when we cook them. In a pot, that’s just fine. In a kitchen pipe, it’s a recipe for harmful clumps. Grind up nuts in a blender and you have peanut butter; grind them up in a garbage disposal and you have peanut butter clumping up around your blades.

  • Pasta
  • Rice
  • Fibrous vegetables
  • Coffee grounds
  • Flour
  • Nuts
  • Oatmeal

The Catchers

Regardless of what you may have heard, it is NOT a good idea to put eggshells down your kitchen sink. Blame the thin membrane within the shell. That membrane, just like the potato peels and onion skins listed here, creates a perfect “net” that will help gather up other foodstuffs and create a blockage.

The Clangers

Your garbage disposal is probably pretty strong. But any chicken bones, fruit pits (from peaches, for example), and shells from crabs and other sea creatures probably are stronger. Just as you wouldn’t pour pebbles into your kitchen sink, avoid the following clangers.

  • Shells

Think Before You Sink

The better you treat your plumbing, the nicer it will be to you. Be careful with the items you expect your kitchen sink and garbage disposal to handle and you’ll both enjoy a wonderful, long-term relationship.

1130 S Hope Project Meeting with Developers – 11/16/20 & Planning & Land Use Committee of the DLANC – 11/17/20

Dear Residents,

On Monday, November 16, at 5:00 PM, Luma, Elleven, Evo and will hold a meeting with the developers that plan to construct a 144-room, 11-story hotel at 1130 S. Hope Street (located between Evo’s driveway and Luma). This meeting is an opportunity for all Residents who would like to learn more about the proposal to hear a presentation from the applicant, to ask questions, and to make comments about the proposal.

Following that meeting, the Planning and Land Use Committee of the Downtown Los Angeles Neighborhood Council will hold a re-hearing at the beginning of their agenda on Tuesday, November 17, 2020 at 6:30PM. The purpose of the meeting is for the Planning and Land Use Committee to determine whether they will recommend that the Neighborhood Council support the project, and under what conditions. The Neighborhood Council has no approval authority over the project. It can provide a support letter, an opposition letter, or no letter at all. The opinion of the Neighborhood Council goes into the file for the project, but the project must still be presented to officials of the City of Los Angeles for a full review. The Neighborhood Council is merely advisory to the process.

The proposed hotel would have 144 guest rooms, 378 square feet of ground floor retail, and 56 on-site parking spaces. The structure would be 61,310 square feet and include some common areas and a conference room on the lobby level, and a roof top deck with seating. Under the zoning for the site, hotels are a permissible use. Under the zoning, the square footage of the building would be limited to 46,974 square feet. The applicant is requesting a transfer of development rights to add an additional 14,336 square feet. These transfers are permitted for buildings in downtown Los Angeles, pursuant to a complex set of regulations and required public benefit payments.

Community Annoucements

Dear Residents,

Extra Staff this Evening

As a precautionary measure, we will have an extra staff member patrolling the building this evening due to the Lakers playoff game taking place at Staples Center.  Please follow all directions from staff.

US Postal Service

In response to complaints that their service has been unsatisfactory at times, we’ve learned that some postal workers have been claiming they’ve been unable to gain entry into the building.  This is not the case since our front desk is staffed 24/7.  We wanted to clear this up.   Management has been in contact with USPS.  They admitted the excuse of no entry is not accurate but due to software limitations is the only one they can use.  We apologize for any inconvenience or misunderstanding this may have caused you.  We can only hope for better service from USPS going forward.

Emergency Procedures Training

Please mark your calendar. FIRE/LIFE/SAFETY Training will be held Thursday, October 22, AT 7:00PM via Zoom.  There will be no fire drill, so no alarms, announcements or mandatory evacuations.
If you are new to the building, or never attended a training session, we strongly recommend you make time for this training session.  If you lease your unit, please notify your tenant(s) to attend the Fire/Life Safety Training.  Please review the attached documents for additional information, the Zoom Meeting information will be sent via a separate email.

Annual Meeting Update

Dear Homeowner,

The Annual Meeting was adjourned until Wednesday, November 4th, 2020, registration begins at 5:30PM. If you have not already cast your ballot, please remember to do so as YOUR BALLOT COUNTS.

If you do not wish to cast a vote, please check the “Quorum Purposes Only” box as this will help establish quorum for the meeting and save the Association added costs if quorum is not met.

If you are unable to locate your ballot, you may obtain a new one from the LUMA HOA Management Office.

The Ballot may be sent or hand delivered to the Inspector of Election, Luma Management Office, 1100 S. Hope St., Los Angeles, CA 90015. All ballots must be received by 5:00PM November 3rd, 2020, otherwise ballots may be hand delivered at the meeting, or any adjournment thereof, prior to the close of balloting.
